We match people to homes

Every landlord wants to find tenants, but at Bournes Letting Agency we go beyond tenant finding to tenant matching. Our tenant matching service focuses on creating long-term relationships between landlord and tenant through an exclusive risk assessment and income maximisation process that is unique to us. What that means for our clients is something very special, a certainty about the quality of their tenancies and the relationship they will have with us and their tenants that allows them to feel confident, calm and relaxed … emotions that aren’t always at the forefront of a landlord’s experience!

Free advertising on our website

Finding tenants couldn’t be easier. Your property will be placed in a variety of categories relative to the location, size and price range. We’re so confident you will reap the benefits of our ‘Free advertising’ option, we’ll match you to tenants on our database if you do not receive an enquiry in your first month.

Income Maximisation

Bournes boasts a skilled and experienced team of consultants that are trained by top benefit law specialists, which means we can maximise on your rental income that may be above the market rent for your property.

Accompanied Viewings

Our personal approach enables us to understand your tenant’s needs and allows them to ask us questions, so we resolve any issues prior to the tenancy commencing. And if we’re also managing the property, we’ll have the opportunity to explain the benefits of our tenancy welfare programme, as well as how to contact us for any maintenance issues.

More than just match-makers

Our tenant finding service allows landlords to sit back and relax, knowing every eventuality has been explored and that a shortlist of matched tenants will be delivered straight to their email inbox for a simple, swift, well-informed decision. It’s one of the most stressful parts of being the job: a combination of hard-headed financial decision-making and match-making, which would test the patience and confidence of even the most experienced landlord. By taking this responsibility away from the landlords whose properties we represent, and by providing them with a carefully curated list of hand-picked tenants, we ensure that good decisions get made without undue stress.

Advertising

Our tenant finding service is the perfect solution for landlords wishing to gain maximum exposure for the properties, whilst retaining overall management. Their properties are carefully described on our home page to achieve maximum interest and we also take on the chore of listing them on RightMove and OnTheMove, reaching not just the widest audience but the best one, those potential tenants who are perfect for the property and will develop a long-term sustainable relationship with it. Scattergun advertising can actually be counterproductive - when a property pops up too often in too many different places, people start to wonder what’s wrong with it, and whether it’s worth going further. That’s why we only use effective advertising routes that promote properties to the people who are most likely to be interested in them.

Tenancy Sustainment

The health and wellbeing of our tenants is important, and we believe that starts by placing the right family in the right home, first time around. As part of our standard service, we offer advice and support to prospective tenants, preparing them to manage their tenancy well. We use a range of sustainment tools that identify potential barriers and equip them to sustain a tenancy - this service is unique to Bournes and has been developed from a wide skills base including financial training, law, social and charity input and deep understanding of the benefits system. Simply put, tenants in properties we manage develop an effective income management plan before being allocated a property, which reduces the risk of rent arrears.

Risk Assessment Report

The Bournes Letting Agency risk assessment report is much more than just a paper exercise. We take a deep dive into the background and history of prospective tenants, discovering essential information such as whether the prospective tenants left a property owing a debt, having caused damage, or having been evicted because of issues such as anti-social behaviour. While there’s no such thing as too much information, being given data without a clear understanding of the circumstances around it can be counterproductive. We focus on giving landlords the details they need, with context that makes those facts and figures useful in practical decision-making.

Compliance at all levels as standard

There were 4.5 million privately rented households in the UK in 2017, and that number has continued to increase. A vast number of these tenancy agreements turn out to be not legally binding. Examples that Bournes Letting Agency has come across include documents being signed electronically and the process failed to comply with the Distance Selling Regulations 2000 (DSR), the landlord operating as a limited company and the Tenancy Deposit Certificate failing to comply with the Companies Act 2006. We have too many other examples to list, but our interdisciplinary team, with legal, social work, and financial training under their belts, exist to ensure that the tenancy agreements our clients sign, and the signing processes themselves are compliant and protect a landlord’s investment.
